Letting with Hometrax

An Overview to the Hometrax Letting Procedure
Step 1 – Rental Valuation and appointment
Hometrax will visit your property and provide a rental valuation based on the standard of the property and current market conditions. Depending on your requirements, we will advise which Hometrax service to select and provide the relevant Service Agreement for you to sign as confirmation of your instructions.
Step 2 – A prospective tenant is found
Once we have been appointed, we will actively begin to market your property with the aim of finding a suitable tenant in the shortest possible time frame. Hometrax maintains a database of potential tenants seeking accommodation to rent. In addition, property details will be advertised in our Cranleigh office, local newspapers, displayed on this web site and nationally advertised internet property portals.
Step 3 – A suitable tenant is recommended to you
Stringent tenant vetting processes will be carried out on the prospective tenant. On receipt of successful references Hometrax will secure a holding fee. Comprehensive references are obtained (financial credit history checks, employer references, landlord references). Only then will we recommend him or her to you as a suitable tenant to rent your property.
Step 4 – The Tenancy Agreement is signed
Hometrax will negotiate best rental and secure the best terms for your Tenancy Agreement. We will also obtain a security deposit from the tenant prior to the Tenancy Agreement being signed which will be held by us until the end of the tenancy.
Step 5 – Your property is let
Hometrax offers inventory and ‘check-in’ services . Before the tenancy period begins, our registered Inventory Clerk will prepare a furnished / unfurnished inventory of your property. The day the tenant moves in, the Inventory Clerk will ‘check-in’ your tenant, go through the prepared inventory and agree the contents and condition of the property.
This agreement is invaluable, particularly at the end of the tenancy period when reviewing the contents and condition of your property.
Step 6 – On-going support
When your tenant has moved in, Hometrax offers a range of additional support services. These include: collection of tenancy payments, regular property inspections, advice on when to increase rental and the re-signing of the tenant or the re-letting of your property as instructed. Hometrax will manage the expenditure on your property, e.g. minor maintenance work and insurance payments. In addition, we will also manage major refurbishment works on your property and make regular inspections on your property when it is empty between tenancy periods.
